Standards
of Conduct Addressed by Bylaws and Rules
For your convenience,
the Board of Directors of Tidewater II Garden Condominium Council of Unit
Owners has compiled the following “bullet” summary of certain
conduct and actions that are specifically addressed by the Condominium’s
bylaws and/or rules. This summary is not intended to be exhaustive; instead,
it answers the questions that arise most frequently about what is or is
not permitted under the bylaws and rules. We hope that this summary will
assist all unit owners and tenants to comport themselves in accordance
with the community’s published standards. The Board does have the
power to levy fines against Unit Owners for violation of these By-Laws
and Rules.
PLEASE
DO:
If
a unit owner leases a unit, provide a copy of that lease, prior to
its effectiveness, to the Board for its approval. Approval shall be
based solely on whether the lease expressly requires the tenant to observe
all community rules and bylaws. (Art. X, sect. 1 (b))
Provide
the name and address of your current mortgage holder to the Board, through
Victory Management Company. (Art. XVII, sect. 1)
Leash and control any pet when outside your unit. (Art. X, sect. 3(e); Rule 13)
Clean
up waste from pets when “walking” them and appropriately dispose of such
waste. (Rule 14)
Place
all trash in bags and deposit in the dumpster. Do not place any items
outside of the dumpsters. (Rule 3 and 11)
Obey
all parking and traffic rules, including no double parking or parking
in fire lanes or other restricted areas. (Rule 8)
Keep
building entry doors locked at all times for security purposes.
PLEASE
DO NOT:
Lease
a unit for less than a 12-month period.
Hang
any item on or over balcony rails, or hang or attach any item at all (including
planters, chimes, and flags) to exterior of building or the balcony above.
Planters and flag stands are permitted on the floors or patios or balconies
and on tables or appropriate stands. (Art. X, sect 3(m); Rule 7)
Install
window treatments that do not have a white backing. (Art. X, sect.
3(n).
Make
any changes at all to the exterior of your unit without prior permission
of the Board. (Art. XI, sect.
1(a); Rule 7)
Do
any outside cooking at all (except in grill areas provided
in designated picnic areas that contain cooking grills.
(Art. X, sect. 3(p))
Permit
any loud or unusual noises in your unit between 11:00 p.m. and 9:00 a.m.,
or at any time in a manner that disturbs other unit owners (such as excessive
dog barking). (Art. X, sect. 3(o))
Store
any personal property upon the General Common Elements (that is, beyond
your patio/balcony). (Art. X,
sect. 3(b); Rule 2)
Accumulate
unreasonable or unsightly litter, etc., within any unit or on any balcony
or patio. (Art. X, sect. 3(i))
Place
any trash containers in public view, such as on balconies or patios.
(Art. X, sect. 3(i))
Keep
any animals as pets within your unit, except two dogs or two cats and
caged domestic birds. (Art. X,
sect.3(e); Rule 13)
Park
any vehicle that does not display current registration plates or any commercial
or other prohibited vehicle. (Art. X, sect. 3(g) and (r))
Park
any commercial vehicle, which has been designated for or adopted to transport
good or persons as its primary purpose, or displays a logo, decal, lettering,
symbol, or ornament affixed for purpose of advertising any person, service,
product, or which has a net weight of over 6,000 lbs on the Common Elements.
Passenger cars, mini-vans, vans and pickup trucks may not have any
logo, decal or advertisement appearing on the vehicle. (Art. X sect
3(r))
Perform
any repair or maintenance of motor vehicles, including washing, on community
property. Art. X, sect. 3(g)
Beat
or shake any rug, etc., or sweep dust or litter from a balcony onto a
lower balcony or patio. (Rule
3)
Throw
or empty anything (including cigarette butts) out of the windows or over
the balconies or patios. (Rule 6)
Use
or dispose of any hazardous or toxic substances, wastes, or motor oil
anywhere in the community or bring any combustible or inflammable material
into any unit except for normal household products. (Art. X, sect. 3(j); Rule 12)
PLEASE
CONSIDER:
Laying patio carpeting on your balcony. Among other advantages,
it protects your neighbors below you from debris, rain and snow falling
between the boards of your balcony deck.
If you are a landlord, make this document part of your lease agreement
and post this notice in your rental unit so that all tenants are aware
of our community rules and regulations.
Leaving a key with either your Building Representative or a neighbor.
Notify Victory Management of alternative contact information in case an
emergency arises.
